Land surveying is often the first step of many construction and engineering projects, so it’s essential that it is done correctly. AB’s team of licensed and registered land surveyors can assist in all aspects of property surveys and acquisitions. From bathymetrics surveys to drone surveys using unmanned aerial vehicles (UAVs), AB Consultants has experience with all aspects of land surveying.

Plats and Property Surveys From AB

Plat and property surveys are included in all of our site and highway designs. This includes record research, preparation of a property mosaic, field surveys for property research and accurate determinations of property line locations. We utilize analytical geometry calculations and land surveying techniques to make determinations that support the preparation of the required plats, right-of-way plats, easements plats and metes and bounds.

Topographic Surveys and Mapping

Our topographic surveys allow us to gather details about the conditions of a site, such as physical features, structures, utilities, ground elevations and vegetation. Our field crews collect this data using the most updated technology, then pass it off to our in-office staff to create topographic base sheets and final plans that display all improvements and topographic details.

Bathymetric Surveys

Our Hydrolite single beam echo sounder allows us to perform accurate surveys of any body of water. Combined with tidal station data or a water surface elevation, we can use the bathymetric data our surveyors collect to develop a hydraulic 2D model. This model will aid in understanding the dynamics of currents, proposed flooding aspects and sediment transport modeling.

Drone Surveys (Unmanned Aerial Vehicles)

In 2018, AB acquired two drones to use for aerial surveys and inspections: a quadcopter model, called Albris, and a fixed wing model, called eBee. Our Subsurface Utility Engineering (SUE) department uses these drones to quickly conduct accurate topographic surveys and inspections. After flying, we use the data from the SenseFly software along with Pix4D mapping software to create either a 2D or 3D map, depending on project needs.

Property Acquisition Assistance

AB’s land surveying services also include assistance with title verification, right-of-way and easement metes and bounds, property appraisals, negotiations and successfully acquiring any proposed highway or property improvements. Our staff has more than 30 years of experience working with state agencies and other legal and paralegal services related to property acquisition in Maryland, D.C., Delaware and Virginia.
